Additional Notes

Guest Numbers & Gatherings
The home is to be used only by the guests on your reservation — no exceptions.

This property is not pet-friendly.

Hosting unapproved visitors, events, or group gatherings is not allowed under any circumstances.

These rules are in line with local government regulations for holiday homes.

Occupancy and activity levels are actively monitored via Minut sensors (in common areas only) and entry cameras.

If we detect a breach, we will make contact. Failure to comply will result in early termination of your stay, forfeiture of your bond, and a formal report to the booking platform.

Noise Monitoring & Quiet Hours
Outdoor and indoor noise must be kept low after 10:00pm to comply with local residential zoning laws.

Please note: On Mondays, a maintenance provider will attend the property to service the spa and ice bath. We appreciate your understanding and cooperation during this time.

A Minut noise monitor is installed in shared areas. It does not record sound, but it does alert us when noise exceeds set thresholds.

If elevated levels are detected, guests will be contacted to resolve the issue.

Repeat or unresolved noise issues will result in immediate cancellation of the booking and bond loss. This policy is enforced to protect neighbourhood peace and our ability to operate legally.

Firewood
A small supply of firewood is provided for the indoor fireplaces during winter months (June – August). Additional firewood can be purchased from local fuel stations and hardware stores

The property operates on a rainwater tank, so we kindly ask guests to be mindful of water usage.
Complimentary high-speed WiFi is available, suitable for streaming and remote work.

The jacuzzi is professionally serviced monthly to ensure a pristine experience.

Our properties are situated in natural Australian bushland. You may encounter local critters – we recommend keeping doors and windows closed to avoid uninvited guests. Be aware there is a likelihood of flies and mosquitoes.

The property operates in a rural area where intermittent power outages may occur, potentially affecting Wi-Fi coverage. While rare, this is beyond the host’s control.
